National vacancy rates for rental and homeowner housing in Q4 2006 are 9.8% and 2.7% respectively.
For comparison, Q4 2000 rental vacancy rate was 7.8% while Q4 1994 vacancy was 7.4%.
The homeowner numbers? Q4 2000 homeowner vacancy rate was 1.6% as was the Q4 1994 homeowner vacancy rate.
Housing inventory estimated to have gone from 124,509K to 126,651K from Q4 2005 to Q4 2006.
Interestingly enough, vacant units estimated to have gone from 15,621K to 16,719K.
In other words, and assuming these numbers are accurate, each 2 new units coming onto the market results in 1 unit either sitting empty or an existing unit being vacated.
