    Along with any credibility Shuller ever had - this guy was clueless in Seattle when he dissed the Best Place on Earth!!

    More residential properties were sold in July 2009 than ever recorded in that month. (CBC) The Real Estate Board of Greater Vancouver says the number of residential properties sold in July was the highest ever recorded for that month.
    A total of 4,144 residential properties were sold in July 2009, outpacing the 4,023 sales in July 2003, which is the only other year that July sales exceeded the 4,000 mark.
    Overall, home sales in July declined 3.4 per cent compared to last month, but are up 89.2 per cent when measured against the 2,174 sales recorded in July 2008.

    shit! why didn't we see it before? we're missing the china bubble spillover vancouver housing bubble! the chinese are baling out of the china bubble into vancouver ala the japanese into hawaii in 1988! making a spinoff bubble.... are we too late?

          For every buyer desperate to join the hordes in "The Best Place on Earth", somebody else would appear to have had enough and decided to sell...

          Half the world has figured out that things have changed in a big way and want to sell...and the other half haven't figured that out [yet] and are worried if they don't buy now they will never afford it.

          What's really amazing is that the latter are apparently so deluded that they are willing to forgo Vancouver's spectacular beaches during a record-setting July heat wave to spend time with real estate agents and mortgage mongers...

            So far, the usual spring & summer seasonal pattern seems to be playing out, after an unusually severe winter drop. Another leg down this coming winter? Have to wait and see.
