      Look, I like my hometown city as much as the next guy [and maybe even as much as you ], but here's a little reality intrusion table from the most recent Royal LePage quarterly survey.




      Note a couple of things:
      1. This is a 4rth Q y-o-y table. Since the 4rth Quarter ended the Canadian economy has started to contract even faster and the numbers claiming employment insurance are also rising faster.
      2. Note the remarkable premium for a home in Vancouver against comparable dwellings in every other jurisdiction. Vancouver may have much to offer, but even a hometown boy like me doesn't think that it offers so much more that it can support such an unprecedented and historically anomalous premium. The differentials compared to Toronto [which historically has always been the most expensive housing market in Canada] are truly eyepopping.
      3. According to Royal LePage prices in Vancouver fell faster than the national average in 4rth Q 2008. It'll be interesting to see what happens in the next few quarters...I am not as optimistic as you.
      IMO, Vancouver is now the riskiest housing market in Canada, and perhaps one of the riskiest in North America. If there was a way to short Vancouver and go long San Diego, it might make a good pair trade

          Nice to see NZ and Canada doing well on the quality of living rankings, including a little friendly rivalry between Vancouver and Auckland, tied at #4. I happen to like where I am in NZ even more than Auckland, so I should be thankful.

          However, quality of living has very little to do with real estate prices! Prices in NZ are holding up OK so far -- down only about 7 or 8% from peak. Definitely no boom here.

                    We get about 2400 hours of sun per year here -- nearly as much as San Diego. Our infrastructure includes a good-sized port, an airport, a hospital, and a number of large department stores and groceries. The nearby population is about 60,000.
