I can only tell what I plan to do myself. As a spaniard living in Madrid, this is the city that I know the best. Prices have begun to rise 1-2 years ago, and my suspicion is that, in average or above average areas of the city, they will rise about 20-30% in the next 4-6 years. My plan is to buy one or maybe two quality flats and rent them.

I cannot give advice outside what I plan to do, sorry. I don't believe that this would be honest.

Nice one Mega, what you have done is open the new door to the future. Your BBC TV presentation of the Goldsmith years from 1999 is inspired. Now add a comment made this week on BBC Newsnight that roughly stated that the failure of Marxism left a vacuum that has not been replaced. Since WW2 we have been through the most alarming series of failures for nations, but not for the likes of Goldsmith, or as the video shows us, the bankers and pension funds that followed. At each stage we see further failure at the nation level, with today most Western economies, bar Germany, effectively bankrupt. The touchring quote below says it perfectly: "What Americans don't realize is that because of the glory seeking Obama and Clinton, the world is gradually moving towards dictatorship and possibly WWIII."

Again, surely I am correct to suggest that EJ has remained silent because it is difficult to define a way forward out of such failures? That this debate is about nations not markets, not even businesses, certainly not about investment. The underlying vacuum is defined by a lack of a suitable replacement, (that suits the full needs of nations, particularly the need for prosperity for the ordinary people of nations), to the now long discredited concept of Marxism.

America needs another Franklin D. Roosevelt https://en.wikipedia.org/wiki/Franklin_D._Roosevelt

The full Western world needs a new economic road-map; none of the present work well enough to suit the needs of the majority.

So, Mega; keep prodding away, you are helping the thought process by continually asking the right questions.
