One of the fascinating things about MERS is how some Mortgage lenders transfer the Deed of trust to MERS system, a month or two before it is auctioned off at a foreclosure sale.

This is actually a reflection of the disarray in mortgage operations - the assignment to MERS should have been recorded shortly after or concurrently with the recording of the mortgage.
