    NZ banks are Aussie banks, and the Aussie banks are not hurting yet so they still lend over easy!

    When easy money (govt assisted) has gone in 2010, things will change, added the poor economy, house prices will acceleration to the downside!

          Looks like the Belgian data is lagging a bit. Zoom in and run the chart from Q1 03 to present and compare with Spain, and the lines look similar, except that the data stops for Belgium. It's hard to see that on the longer timeline chart.

          Also thought the German experience was interesting...

                The Boston area Real Estate is the Tale of Two Real Estate Markets.

                Property outside 128 as seen a pretty significant correction. Inside Route 128 Highway (includes the immediate Boston suburbs) the price correction has been fairly meager. I think (and I may be wrong and welcome critism) that liquidity is still flowing through cheap Bank loans, Healthcare related boom (biotech, pharma, hospitals), and people general belief that the worst has been seen. I think Boston Demonstrates EJ theory the the House price correction would start in the Ex-burbs and move in towards city centers. I don't believe that the major US cities have seen their true bottom in prices.

                Or is it possible that the massive liquidity provided by the Fed has put a floor in Real Estate in places like Boston - perhaps you've heard that they aren't making any more shoreline or land and you'd better buy yours fast!
